SEO for real estate agencies: connect property searches with agency services

Separate property listings, appraisal enquiries and property-management services, with useful local content and a plan for listings that change status.

Separate buyers, sellers, landlords and tenants

Real estate websites serve several audiences with different goals. A buyer may want an available property, an owner may want an appraisal and a landlord may be comparing property-management services. Start by deciding which enquiries the agency wants to grow. Treating every visitor as a property buyer can leave valuable agency services difficult to find.

Give each important journey a clear starting point. Property search should lead to current listing information. An appraisal page should explain how to request an assessment. Property-management content should describe the agency's actual service and contact process. Use the website structure to make those distinctions obvious before expanding an article calendar.

Different visitors need different pages
  • Property owners

Explain appraisals, selling services and the agency’s actual process.

  • Landlords

Describe property management scope and the next step for an enquiry.

  • Buyers and renters

Provide current listings, inspection information and working contact routes.

Choose pages around the agency’s services, not interchangeable suburb names.

Plan what happens when a listing changes

Listings move from available to under offer, leased or sold, and a website needs an agreed way to represent that change. Check how your listing platform updates the status, enquiry links and information on the public page. Visitors arriving from an older search result should be able to understand what is current without discovering halfway through an enquiry that the property is unavailable.

Keep useful listing history only where it has a clear purpose and the agency is entitled to publish it. If a page is removed or moved, assess its relevant replacement and internal links. Do not redirect every unavailable property to an unrelated listing simply to preserve traffic. Confirm how the website and listing-feed provider handle these cases before a redesign.

  • Check that listing status and contact details update together.
  • Explain unavailable properties clearly to visitors from old links.
  • Agree which information may remain in an archive.
  • Test feed updates and enquiry routing on the live website.

Explain the agency services behind the listings

An owner comparing agencies needs more than a property grid. Explain the appraisal process, the people involved, how the agency communicates and what the next conversation covers. A landlord considering management may want a different explanation of responsibilities and the onboarding process. Keep promises and fee statements within the agency's approved service terms.

Use real team profiles and work examples that you have permission to publish. Avoid unsupported claims about sale prices, rental returns or guaranteed outcomes. The purpose of an SEO page is to help a prospective client assess the service, not to make the agency appear to have a track record it cannot verify.

Make suburb guides useful and keep changing details current

A location guide should explain something the agency knows about that area, with the source and date for information that changes. Practical inspection arrangements, the way the team covers the location or an explanation of a local service can be useful. A page that only swaps one suburb name for another adds little for the reader.

If you include market statistics, explain their source, time period and limitations. Do not invent figures, make unsupported investment predictions or copy data from a property portal without the right to reuse it. Have the relevant team check local descriptions and any sensitive property material before publishing.

Measure appraisals and management enquiries separately

A listing click, an inspection enquiry, an appraisal request and a property-management enquiry represent different opportunities. Track those journeys separately where the website and your systems support it. Confirm that forms and portal links reach the right team; a website success message does not prove the agency received the enquiry.

Review which pages bring suitable owner and landlord enquiries alongside property traffic. That helps decide whether to improve a service explanation, a location guide or a listing integration. My SEO consulting service can help plan that work, with feed connections and custom integrations scoped separately when needed.
